@oscar1 is the real estate market as crazy down in Miami as it is up here outside of DC?  I have been looking to move for a little over a year now and while my house is increasing in value people are going nuts with what they are bidding on places i am looking at.  Last one i was interested in went for $200k over the asking price, cash and close in 2 weeks.  I couldnt compete.  We are talking about a property in which the house was a tear down also.  Even plumbing material has risen 40%.  Not just lumber.

    It's 5 O'Clock Somewhere!

@davidbrooks much the same in my home state IN. I sold two houses this month both sold 15k over my asking price. Now one was 130 k asking, the other 160 asking. Both  had the deal done in 4 days on both and 5 offers on each. Here in SW FL it's about the same multiple offers, 3 to 4 days there gone. Have not seen 200k over though. At this time, I'm in the process of rehabbing another in IN. Yes lumber, copper wire, plumbing has tripled since last year. @Willhound works in the lumber/ home remodel supply field. He will tell, he cannot even supply enough materials to build a house.

The Miami real state is out of control right now.  A 2/2 very old Bedroom apartment are selling for the $230,000 and plus. We used to buy our properties are a real state auction, But they are selling like full price almost impossible to make some profit after the rehab now. It is a sale market right now

Wow. I thought central FL was crazy. Our house is nice but small 1200 Sq ft., nice area in a great county.  We paid 56 for it 32 years ago and it shows 300 grand...but that's crazy.

It is a 50 kW generator  with a perking diesel engine attached to 200 gallon diesel tank. I have this project in mind for long time and it always is being push back for some time until the last hurricane where I was without power for two week, so  I got a good deal with this unit and I jump on it. My house grid is only 35 houses, so we are not a priority for the power light company even we paid a lot in taxes, But who care I just want to be ready for the next time, because it will happen again living in Miami. My neighbor had a 100kw generator with a diesel caterpillar engine on a trailer. Big one
